Important Updates to Airbnb’s Rental Policies
Airbnb has announced significant changes to its rental regulations that will take effect on November 20, 2026. These updates come in response to frequent guest complaints about hosts demanding labor-intensive tasks during stays. Under the new guidelines, hosts are prohibited from asking guests to complete physically demanding chores or duties typically handled by professional staff.
Details of the New Rules
The updated policies explicitly forbid hosts from requiring guests to:
- clean the property;
- take out the trash;
- remove bed linens.
Since April 2025, cleaning fees have been incorporated into the overall accommodation price rather than listed separately for guests. Hosts are allowed to set up to seven standard house rules that must be clearly communicated during the booking process. These include:
- check-in and check-out times;
- guest number limits;
- smoking bans;
- quiet hours;
- pet policies.
Beyond these, hosts may impose reasonable requirements reflecting local circumstances. For instance, guests could be asked to place used dishes in the sink without washing them. Other examples of reasonable rules include limiting shower duration due to water shortages or disposing of garbage in animal-proof containers.
“House rules help guests understand host expectations, but many users reported that these rules were often confusing, burdensome, or difficult to follow. We've revised our approach to make the rules clearer and more accessible, ensuring that requirements are fair and never unpleasant surprises for guests,” Airbnb stated.
Additionally, Airbnb has recently opened its platform to independent hotels listing rooms and is preparing to launch services at airports, including passenger meet-and-greet options. These moves highlight the company's commitment to evolving its offerings to meet customer needs and market trends.
These policy changes demonstrate Airbnb’s growing focus on guest comfort and satisfaction, which could enhance the platform’s reputation. By simplifying booking processes and eliminating unnecessary chores for guests, Airbnb aims to reduce conflicts between hosts and travelers. Simultaneously, expanding services to airports and partnering with independent hotels signals a strategic effort to broaden Airbnb’s market presence and better align with the hospitality industry's evolving demands. This approach positions Airbnb strongly in a competitive environment where guest expectations and industry trends are continually shifting.
