Which foreign nationals buy the most real estate in Poland: how Ukrainians rank

Foreigners are increasingly buying real estate in Poland, and for several years now, Ukrainians have made up the largest share of buyers. After the outbreak of the full-scale war, the demand for Polish real estate among Ukrainian citizens sharply increased and set a new record in 2025. This was reported by InPoland, referencing a report from GetHome.pl and data from the Polish Ministry of Internal Affairs.

Ukrainians purchased over 9,000 apartments in Poland in one year

According to the Polish Ministry of Internal Affairs, in 2025, foreigners purchased over 17,700 apartments. This is 2% more than the previous year.

The largest group of buyers was indeed Ukrainians. In one year, Ukrainian citizens purchased 9,300 apartments with a total area of 548,000 square meters.

The Polish Ministry of Internal Affairs emphasizes that Ukrainians purchased more real estate than citizens from any other 115 countries combined.

A sharp increase in demand for real estate among Ukrainians in Poland has been observed since the beginning of the full-scale Russian invasion in 2022.

Belarusians, Indians, and Czechs are also actively buying real estate in Poland

The second most active group of foreign buyers were Belarusians. In 2025, they purchased 2,700 apartments with a total area of 192,000 square meters.

Among the active buyers are also Indian citizens. Last year, they bought real estate with an area of about 16,000 square meters.

Experts explain that Indian specialists working in the IT and modern services sectors often buy real estate in Poland.

Citizens of Turkey and the Czech Republic purchased approximately 10,000 square meters of real estate each. In the case of Czechs, the demand is attributed to both investment and the purchase of apartments for vacation near the border.

Poland is gradually losing interest from Western investors

The authors of the report note that interest in Polish real estate from buyers in Western Europe has been declining in recent years.

Among the reasons cited are rising housing prices, falling rental yields, and deteriorating availability of mortgage loans.

At the same time, for Ukrainians, the Polish real estate market remains one of the most attractive in Europe due to geographical proximity, a large Ukrainian community, and the possibility of long-term residence.
