Housing Prices in Ukraine in 2026: Experts Name Exact Growth Figures

Ukrainian experts predict that the real estate market in Ukraine will continue to develop actively. In particular, prices for housing are expected to rise further, especially in safe and developed regions of the country.



In Kyiv, prices for new buildings have reached $1,800 per square meter, while for elite housing in the city center, one can spend up to $3,000 per square. In western cities such as Lviv, Ivano-Frankivsk, and Uzhhorod, prices have increased by a third or even half over the past two years, thanks to the relocation of businesses and displaced persons. In the central regions, particularly in Vinnytsia, Cherkasy, and Poltava, the situation is slightly calmer, but prices are also on the rise - currently, the square meter costs between $800 and $1,000.


The main factors influencing the increase in housing prices include the shortage of housing, migration processes between regions, rising costs of construction materials, and increasing investor interest in new projects. As a result, construction companies are facing challenges in material supplies and labor shortages, which slow down the commissioning of new facilities and drive prices up.



Forecasts for the Future


According to forecasts for 2026, housing prices may increase on average by 7-12%. The largest growth is expected in regions with developed infrastructure and stable demand for real estate. At the same time, in areas close to the front line, prices will remain stable, and the real estate market will be almost paralyzed.



Ukrainian experts predict further price increases for real estate in areas with high demand and due to housing shortages, inflation, and other factors. The real estate market in Ukraine remains quite dynamic and depends on many reasons that can affect its further development.
