Growth of the real estate market in Zakarpattia
During July, the real estate market in Ukraine saw the introduction of 14 new construction projects, with Zakarpattia demonstrating one of the highest levels of demand for new buildings in the country.
According to DIM.RIA's research, in July, 19 new construction sections were commissioned: the most in Kyiv region (4 projects), 3 in Ivano-Frankivsk, 2 in Lviv and Zakarpattia regions, as reported by Delo.ua.
As for the interest in purchasing new buildings, July's indicators vary by region. Zakarpattia region is among the top 3 for demand growth (+12%), trailing only Poltava (+11%) and outpacing Chernihiv (+9%).
However, in many regions, a decrease in interest in new buildings is observed - especially in Kirovohrad (-21%) and Volyn (-14%) regions.
In terms of the cost per square meter, Uzhhorod entered the list of the five most expensive cities in Ukraine with a price of $1141 per sq. meter, second only to the capital ($1407). This figure places Uzhhorod ahead of Lviv ($1138), Dnipro ($1119), and Kropyvnytskyi ($1080).
The lowest prices per square meter are noted in Zaporizhia ($512) and Sumy ($544) regions.
Stable growth in housing prices
In July, the number of operating sales departments for new buildings increased to 83%. In most regions, constant growth in price per square meter is observed.
The leader in price growth is Poltava with an increase of +6% for the month. Kyiv remains the leader in the cost of new buildings.
The increase in demand for real estate in Zakarpattia may be linked to both the relative safety of the region and its advantageous geographical location on the border with the European Union.

In this region, housing prices were among the highest in Ukraine, yet demand continues to rise, which may be related to both the calm situation in the area during the war and its advantageous position on the EU border.
