Apartment Rental in Kyiv: Where Are the Cheapest Areas in August 2026

Renting a one-room apartment in Kyiv averages 19,200 UAH per month, and over the past six months the price has decreased by 4%. The price difference between districts remains huge: from 10,000 UAH in Desnyanskyi to 38,300 UAH in Pecherskyi, with some offers starting from 6,500 UAH. This is reported by TSN.ua citing data from LUN.

How Much Does It Cost to Rent an Apartment in Kyiv in August 2026

At the beginning of August, the average long-term rental of a one-room apartment was 19,200 UAH per month. A two-room apartment cost 29,000 UAH, and a three-room one - 45,000 UAH.

Over the past six months, one-room apartments have become 4% cheaper, while the average rental price for two and three-room apartments has remained unchanged. In terms of the price of one-room apartments, Kyiv is already behind Lviv and Uzhhorod, where the average rate reaches 22,500 UAH.

Where to Rent an Apartment Cheapest in Kyiv

The lowest average price for a one-room apartment is recorded in Desnyanskyi district - 10,000 UAH. In other relatively affordable areas, the prices are as follows:

  • Dniprovskyi - 15,000 UAH;

  • Svyatoshynskyi - 15,000 UAH;

  • Darnytskyi - 16,000 UAH;

  • Obolonskyi - 16,000 UAH;

  • Solomianskyi - 17,500 UAH.

On the market, there are also offers starting from 6,500 UAH per month. Usually, for this price, small apartments with old renovations are offered in remote parts of the city or in old housing stock.

In Which Districts of Kyiv Is Apartment Rental Most Expensive

The most expensive remains Pecherskyi district, where for a one-room apartment, the average asking price is 38,300 UAH per month. This is almost four times more than in Desnyanskyi district.

In Shevchenkivskyi district, the average price is 27,000 UAH, while in Holosiivskyi and Podilskyi it is 23,000 UAH each. Prices are influenced by proximity to the center, transportation, infrastructure, and the number of modern residential complexes.

Housing expenses remain significant compared to incomes. According to WORK.ua and LUN, renting a one-room apartment takes about 53% of the average salary in Kyiv. For a two-room apartment, this figure reaches 80%, and for a three-room apartment - 124%.

Short-term rentals also have a wide price range. A modern apartment in central areas can cost from 1,500-2,000 UAH per day, while the cheapest offers start from about 350 UAH.

Previously, a unique offer for renting a one-room smart apartment appeared in Desnyanskyi district for 5,999 UAH per month.
