Uzhhorod's property market has shown resilience in early 2026. The average price per square meter in new developments is 46,600 Ukrainian hryvnias (UAH), while prices for budget apartments have jumped by 21%. These figures highlight the prevailing trends in the city's housing sector. This market activity occurs as regional centers in Western Ukraine continue to attract domestic buyers and investors.

Over the last six months, the cost per square meter has increased by 3% when measured in U.S. dollar equivalents. The price for budget apartments has reached 31,400 UAH per meter, signaling heightened demand for affordable housing. In contrast, prices for comfort-class apartments have fallen by 13% to 36,000 UAH per square meter. Business-class apartments have also seen a price decrease of 7%, now costing 47,000 UAH per meter.

Market Segment Analysis

In the premium segment, apartment prices have held steady at 65,800 UAH per square meter. These pricing adjustments reflect the market's adaptation to current economic conditions and consumer needs. Despite shifts in the comfort and business classes, Uzhhorod remains a significant hub for real estate investment.
