Russians are mass buying real estate in the EU: what is known about new trends

In the first nine months of 2025, 41% of foreign real estate transactions made by Russians were in European countries. This figure is significantly higher compared to last year when it was only 30%. This data is provided by Intermark Global, as reported by 'Glavkom'.


It is noted that among Russian citizens there is a growing interest in purchasing housing for the purpose of obtaining a residence permit. By the end of this year, more than half of the transactions (54%) were made specifically for this purpose.



The most popular destinations were Cyprus, France, Spain, Slovenia, and Portugal. There is also an increasing interest in obtaining immigration status in EU countries without the requirement of permanent residence.



Other attractive destinations have also gained popularity among Russian investors, including Southeast Asia and the Middle East. Overall, the demand for foreign real estate has recovered to previous levels, after a 35% drop from the peak of the last three years.



In the first nine months of 2025, there has been an increase in the number of transactions involving Russians with foreign real estate, especially in Europe. Popular destinations include Cyprus, France, Spain, Slovenia, and Portugal, where Russian citizens can obtain immigration status without the obligation of permanent residence. The activity of Russian investors has also been noted in Southeast Asia and the Middle East.
