Ukrainians need to prepare for rent increases in Poland

Tenants in Poland should prepare for rising housing costs. New data from the Central Statistical Office of Poland indicates that rent increases in the near future are virtually inevitable. The main reasons are the indexing of rent in accordance with inflation and the rising costs of utilities, which directly affect the overall cost of maintaining apartments. This is reported by inPoland.

According to analysts, the inflationary increase in rent in 2026 will be lower than in previous years. At the same time, the increase in utility rates neutralizes this effect and leads to a noticeable increase in overall costs for tenants. This particularly concerns long-term lease agreements made for more than one year.

Rent increases in Poland: how indexing works

Most long-term contracts include a clause on indexing. It gives the owner the right to automatically raise the rent according to the annual average consumer price index. According to GUS, the annual inflation in 2025 was 3.6%.

This means that:

  • a rent of 3000 zlotys may increase by approximately 108 zlotys
  • the increase usually occurs at the beginning of the year, most often in February
  • the decision on indexing remains with the landlord.

Rising utility costs: what impacts the budget the most

In addition to rent, tenants pay for utilities, including heating, water, sewage, garbage collection, and electricity. According to the Central Statistical Office, in 2025, the overall cost of housing with utilities was 7.3% higher than the previous year and was rising faster than inflation.

The highest cost increases were for:

  • garbage collection — +11.6%
  • electricity — +13.3%
  • gas — +10.2%
  • water supply — +8.4%
  • sewage — +7.3%.

Heating rose the slowest compared to inflation, with an increase of 3.1%.
