In Ukraine, the gap between rental prices in different regions continues to grow. The most expensive city for renters remains Uzhhorod, while in the frontline Kharkiv, apartments cost almost three times less. This is evidenced by the data from LUN analysts, writes RBC-Ukraine.
Uzhhorod and Lviv topped the rating of the most expensive rentals
As of May 2026, the highest median prices for renting one-room apartments were recorded in the western regions and the capital.
Top cities by rental cost:

Uzhhorod — 23,300 UAH;

Lviv — 20,000 UAH;

Kyiv — 17,800 UAH;

Ivano-Frankivsk — 17,800 UAH.
The largest increase in rental prices per year occurred in Ivano-Frankivsk — an increase of 32%. In Uzhhorod, prices increased by 24%, and in Lviv — by 19%.
In Kyiv, rents also increased, but less noticeably — by 4% over the year.
Kharkiv and Sumy remain the cheapest rentals
The lowest rental prices were recorded in frontline and northern regions.
The cheapest housing can currently be rented:

in Kharkiv — for 6,500 UAH;

in Sumy — for 7,000 UAH;

in Chernihiv — for 8,000 UAH.
LUN and Work.ua analysts have also calculated what portion of salaries Ukrainians spend on rent.
The most difficult situation is in Uzhhorod, where the rent for a one-room apartment takes 82% of the median income. In Lviv, this figure is 67%, and in Ivano-Frankivsk — 66%.
In Kyiv, residents spend on rent about half of the average salary — 51%.
The rental housing market in Ukraine remains uneven due to internal migration, security situation, and high demand in the western regions of the country.
For Ukrainians, this means that even in large cities, rent increasingly affects the family budget, especially in regions with a high concentration of displaced persons.
