In which region can Ukrainians save for an apartment faster?

In Ukraine, the accumulation period for a personal apartment significantly varies depending on the city. In some regions, it will take a few years, while in others, the road to housing can stretch for decades. Recent statistics show where it is easier for Ukrainians to save for an apartment, and where this goal becomes a long-term financial story. This is reported by LUN.

LUN analysts calculated how many years residents of various cities will need to save for a one-room, two-room, or three-room apartment on the secondary market, assuming they save the entire average salary for the region. The difference between cities turned out to be very noticeable.

Where to accumulate for an apartment faster in Ukraine

The shortest way to a one-room apartment is recorded in the following cities:

  • Zaporizhzhia — about 2.6 years;

  • Kharkiv — 3.4 years;

  • Mykolaiv — 3.5 years;

  • Sumy — approximately 4 years.

At the same time, in a number of regions, the accumulation periods are significantly longer:

  • Lutsk — about 8.8 years;

  • Lviv and Uzhhorod — approximately 8.4 years;

  • Rivne — 7.8 years;

  • Zhytomyr and Chernivtsi — 7.6 years;

  • Kyiv — about 7.5 years.

How many years to save for an apartment depending on the type of housing

For a two-room apartment, the terms increase even more. Even assuming saving the entire salary, they range:

  • from 3.5 years in Zaporizhzhia;

  • to 12.3 years in Uzhhorod.

The longest calculations are for three-room apartments. Here the figures reach:

  • a minimum of about 5.1 years in Kherson;

  • a maximum in Kyiv, where it takes about 17 years for such housing.

Analysts emphasize that these calculations are conditional. In real life, saving 100% of income is almost impossible. If you save half of your salary, the time doubles, and if you save only 25-30% — it can stretch for several decades. The differences between cities are influenced by salary levels, prices per square meter, demand for housing, and the economic activity of the region.

Let us remind you that the real estate market in Ukraine in 2025 continues to grow, particularly in cities that have been shelled. The most significant price increase has affected two-room apartments, while the average housing price has risen in different cities.
