Ukrainians Massively Reject Penthouses: What Housing Became the Most Popular in 2025

The full-scale war has changed the previous priorities of Ukrainians when choosing housing. Currently, the most popular apartments are on the middle floors of buildings. This is due to the ability to quickly descend to shelters, independence from elevators, and the stability of utilities such as water supply and heating.



Statistics show that Ukrainians are increasingly choosing apartments between the 2nd and 7th floors. The 8th-9th floors in mid-rise buildings are also popular.


Apartments on the first floor are priced 20-30% lower, but they have their drawbacks – noise, less privacy, and the risk of unpleasant odors. However, during power outages and heating interruptions, they become a profitable solution and are often purchased for commercial use, such as stores, salons, or offices.



Recently, the demand for housing from the 3rd to the 6th floors has increased, their prices are several thousand dollars higher than similar options on the upper levels. Meanwhile, the price of penthouses has decreased so much that they sometimes even compare in price with regular apartments.



The presented data indicates that after the full-scale war, Ukrainians value practicality and safety in housing more than luxury and exclusivity. Apartments on the middle floors meet these needs better than anything else and are becoming the most popular option among buyers.
