Sale of resort land in Transcarpathia
According to Главком: The resort land in Transcarpathia was sold for 89.5 million UAH, significantly below the initial valuation of 1 billion UAH. The sale took place on January 8, 2026, and the plot of land covering 460 hectares was divided into three lots, for which three auctions were held. The average price of one hundred square meters of land was about 2 thousand UAH.
Auction Details
During the auctions, three plots were sold:
- 26.7366 hectares sold for 5.4 million UAH with an initial price of 10.4 million UAH;
- 199.1488 hectares were sold for 39.1 million UAH, although their starting price was 75.2 million UAH;
- 234.77 hectares were acquired for 45 million UAH with an initial valuation of 88.2 million UAH.
Thus, all lots were sold at significantly reduced prices from initial valuations.
It was expected that by November 2024, ARMA would be able to sell these assets for over 1 billion UAH. The new landowners are Andriy Vingranovsky, who owns 'Ombri Investment LLC', and Ihor Vasyuk, founder of 'Borzhava Asset LLC'. In August 2025, Serhiy Lyovochkin planned to build a ski resort 'Borzhava', which may indicate further development plans for this area.
This sale raised certain questions regarding the valuation of land plots and the transparency of the process, as the price at which the land was sold turned out to be 10 times lower than the initial price.
The decrease in the value of land plots in Transcarpathia may indicate changes in the market situation and demand for resort territories. While the new owners intend to develop these assets, questions about the transparency of auctions and the adequacy of land valuation remain relevant. This could affect investor trust and the real estate market in Ukraine as a whole.
