New rules for sheds on the plot: how far to build from a neighbor

According to ХВИЛЯ: This text discusses the rules for the placement of sheds and outbuildings on private plots in Ukraine, particularly the distances from neighboring plots and residential buildings. According to new requirements set by the State Building Codes, it is important to adhere to established distances to ensure comfortable living.

The State Building Code B.2.2-12:2019 does not specify a particular distance for outbuildings. However, according to SDC 360-92, residential buildings need to be at least one meter away from the boundary of the plot. This rule aims to ensure the privacy and safety of residents. The minimum distance between residential buildings is 10-15 meters, while for the most fire-resistant structures it is at least 6 meters.

Requirements for the placement of additional structures

Regarding the placement of additional structures, it is recommended that an outdoor toilet be located at least 15 meters from the residential building and 20 meters from the well. Such requirements help avoid unpleasant situations related to sanitary conditions.

The requirements for sheds and outbuildings also include specific distances for structures intended for keeping livestock. Outbuildings should be located at the following distances:

• 15 meters for single or double blocks,
• 25 meters for group objects up to 8 blocks,
• 50 meters for large agricultural complexes up to 30 blocks.

Structures with more than 30 blocks are only permitted outside residential development.
