February Report: Soaring Property Costs in Ukraine's Capital

According to an early February analysis by M2bomber, Kyiv's real estate market is experiencing significant price inflation. The average price per square meter in new buildings has reached $1,349, while on the secondary market, the figure is even higher at $1,774. Renting a two-bedroom apartment in the capital now costs approximately 24,000 Ukrainian hryvnias per month. This surge comes amid a challenging economic climate and ongoing national recovery efforts.

Over the past 12 months, the price per square meter on the secondary market has surged by 25% in hryvnia terms, rising from 61,160 to 76,490 UAH. In dollar equivalent, the increase was nearly 21%, climbing from $1,467 to $1,774. Just in the last month, secondary market prices grew by 6.6% in hryvnia and 5.2% in dollars.

Consequently, the upward trend in Kyiv's housing prices remains firmly in place, reflecting the overall state of the capital's real estate market.

The rise in Kyiv's housing costs may stem from several factors, including increased property demand, a limited supply of new developments, and the country's broader economic conditions. This trend could impact housing affordability for residents and influence investor decisions regarding real estate investments. Monitoring these developments is crucial for understanding the market's future trajectory and its effect on the capital's economy.
