Limited impact of state programs on the real estate market

The state programs 'eOselya' and 'eVidnovlennya' have a limited impact on the real estate market in Ukraine, failing to address the problem of square meter shortages. The head of the Ukrainian Developers Association, Yevhen Favrov, expressed concern about the effectiveness of these initiatives, emphasizing that the 'eOselya' program provides approximately one and a half thousand apartments per year in the primary market, which is insufficient to meet the population's needs.

Favrov noted that the 'eOselya' program offers only two to three thousand ready apartments from developers, which also cannot significantly impact the housing deficit. According to him, the potential of the secondary market for preferential mortgages is practically exhausted, further complicating the situation. He explained that construction is an inertial industry with a long cycle, and pauses in new starts in 2024-2025 could lead to what is known as a 'housing pit.'

The necessity of comprehensive approaches

The situation in the real estate market in Ukraine remains complex, as government support programs do not provide sufficient volume of new constructions to meet the population's needs. In conditions of limited impact of such initiatives and the exhaustion of the secondary market's capabilities, experts emphasize the need for more comprehensive approaches to solving the housing provision problem.

In the long term, it is important to find effective solutions to stimulate construction and ensure affordable housing for Ukrainians.
