The most expensive apartments in Ukraine: where the highest prices are
Experts from LUN reported that despite the difficult economic situation, prices for new housing in most regional centers of Ukraine are constantly rising. In Kyiv, the average cost per square meter in the new construction market reached 54 thousand hryvnias, increasing by one percent over six months.
Lviv ranks first in the ranking with a median cost of 57.6 thousand hryvnias per square meter, where prices also rose by three percent over half a year. Odesa showed the highest growth - by 14%, to 46.2 thousand hryvnias per square. Prices also increased in Rivne (+10%), Khmelnytskyi (+7%) and Ternopil (+9%), but decreased in Kropyvnytskyi (-13%), Zaporizhzhia (-7%) and Dnipro (-7%) due to security concerns from proximity to the combat zone.
'Those who were waiting for a price crash in the primary market did not get their wish. Currency fluctuations, the depreciation of the dollar against the euro, and for most Ukrainians, savings were mainly in US dollars, reminded once again of the relevance of the idea to buy housing to prevent inflation from eroding money' - Denis Sudylkovskyi.
According to the expert, problems with the labor force at construction sites, imperfect logistics, and a limited choice of contractors complicate the market and provoke price increases. The government's strategy for developing the mortgage market should help improve the accessibility of housing purchases and stimulate the development of the primary market, providing Ukrainians with the opportunity to acquire modern housing. The development of mortgages will additionally increase demand for new square meters, contributing to further price increases for new buildings.
Despite this, the situation at the front remains the main factor influencing housing prices in Ukraine's cities.
Summary:
Ukraine is experiencing a constant rise in housing prices in regional centers, despite the difficult economic situation. Problems with the labor force, insufficient logistics, and a limited choice of contractors contribute to price increases, and at this moment, the situation at the front remains the key influencing factor on the real estate market.
