Named the EU country where Ukrainians bought housing because prices are like at home

Ukrainians confidently entered the top 10 most active real estate buyers in the Bulgarian market in 2024-2025. According to local associations, the demand from Ukrainian citizens is stimulated by the war and investment opportunities, leading to rising real estate prices. This is reported by the resource open4business citing the Bulgarian Real Estate Association.

Boom in the Bulgarian real estate market

The real estate market in Bulgaria is experiencing a boom thanks to foreigners who account for over half of the transactions. 

The most popular locations are the Black Sea coast with resorts Varna, Burgas, and Nesebar, where prices for apartments in new buildings start from 1100 euros per sq. m. Mountain areas like Bansko and Pamporovo are also in demand for winter vacations. 

Housing prices in Bulgaria are rising rapidly

Demand is pushing prices up: on the seaside resorts, the increase was 8-10% per year, in the capital Sofia - 6-7%. Experts note interest in the mid-segment - apartments from 60,000 euros, ideal for tourist rentals.

Ukrainians ranked 9th among foreign buyers, surpassing the Poles. Their interest is explained by relocation due to the war and the desire for stable investments. They also choose Bulgaria for its affordable prices and high tourism potential, which guarantees rental income. Optimistic forecasts suggest that demand from Ukrainians and Israelis will grow, while interest from the EU will revive due to higher prices on the continent.

For comparison, in Ukraine, the average price for new buildings in Kyiv reaches 1120 euros per sq. m (a 6% increase per year), in Lviv - 1090 euros (+0.4%), in Odesa - 925 euros (+13.2%). Bulgaria appears more attractive in terms of price-quality ratio. Ukrainians are active not only here but also in Poland, where they lead in the number of transactions among foreigners.
