Over the past year, median prices for one-bedroom apartments have increased in almost all regional centers of Ukraine. The highest price increases were observed in Khmelnytskyi, Lviv, Kropyvnytskyi, and Vinnytsia, while prices decreased in Rivne and Kherson. More about the apartment market in Uzhhorod.

Where one-bedroom apartments have become more expensive the most
The median housing price increased the fastest in Khmelnytskyi - by 20%, reaching 44.7 thousand dollars. In Lviv, the price increased by 19% to 77.2 thousand dollars, while in Kropyvnytskyi and Vinnytsia, it rose by 17%.
Significant price increases were also recorded in the following cities:

Kropyvnytskyi - by 17%, to 31.8 thousand dollars;

Vinnytsia - by 17%, to 59.2 thousand dollars;

Odesa - by 16%, to 51.9 thousand dollars;

Ivano-Frankivsk - by 16%, to 50.2 thousand dollars;

Uzhhorod, Ternopil, and Sumy - by 13%.
Uzhhorod remains the most expensive regional center for purchasing a one-bedroom apartment: the median price is 78.3 thousand dollars. Kyiv ranks third at 75 thousand dollars.
In other cities, prices changed as follows:

Cherkasy - by 7%, to 48.3 thousand dollars;

Poltava - by 7%, to 39.6 thousand dollars;

Chernivtsi - by 6%, to 60.2 thousand dollars;

Kharkiv - by 6%, to 25.1 thousand dollars;

Mykolaiv - by 6%, to 20.5 thousand dollars.
Regional price differences are also indicated by housing prices in Ukraine. In Dnipro, Kyiv, and Chernihiv, one-bedroom apartments increased in price by 4% over the year - reaching 31.6 thousand, 75 thousand, and 34.2 thousand dollars respectively. In Zaporizhzhia, the increase was 2%, with the median price reaching 16 thousand dollars.
Where apartments have become cheaper
Rivne and Kherson are the only regional centers where the median prices for one-bedroom apartments decreased. In Rivne, they fell by 5%, to 55.5 thousand dollars, while in Kherson, they decreased by 14%, to 12 thousand dollars. This is the lowest median price among regional centers.
According to OLX Real Estate, prices have been increasing most actively in western and central cities, while housing in frontline regions remains cheaper. The demand for other types of real estate is also changing: previously, we wrote about the demand for private houses.
