Ukraine's Residential Rental Market: January 2026 Analysis
Ukraine's rental housing market experienced significant shifts in January 2026. While rental prices climbed in the capital, the Kharkiv region recorded the country's most affordable rates. According to data from the DIM.RIA real estate marketplace, the average rent for a one-bedroom apartment in Kyiv reached 22,500 hryvnias, marking a 2% increase from December.
Within Kyiv, prices in the Pechersky district started at 25,000 hryvnias, whereas options could be found in the Desniansky district for as low as 9,000 hryvnias.
Regional Rental Price Trends
The average cost for a one-bedroom apartment in the Kharkiv region was approximately 4,700 hryvnias. The number of new rental listings surged by 11-12% in the Kharkiv and Volyn regions. Conversely, available apartments declined sharply in the Sumy and Chernihiv regions by 33%, and by 20% in the Odesa region.
Demand for rental housing also showed notable growth in several areas:
- Demand in Zaporizhzhia Oblast increased by 20%.
- Demand in Kherson Oblast rose by 15%.
Analysts note that despite proximity to the frontline, rental demand in Zaporizhzhia remains high. These figures illustrate a market with diverse trends, characterized by rising costs in the capital and the most accessible prices in the Kharkiv region. The ongoing war continues to reshape population centers and economic activity, directly impacting housing dynamics.
The rise in Kyiv's rental prices is likely connected to heightened demand and limited supply, as the capital remains Ukraine's primary economic and cultural hub.
