The rental housing market in Ukraine during the war shows activity and adaptability, with prices rising only in certain regions. According to the development director of LUN, Elena Unanyan, the rental market demonstrates a need for new approaches and regulation.
'Against the backdrop of full-scale invasion, the rental market in Ukraine has shown its ability to adapt - today it needs new approaches and regulation,' the expert noted.
As of August 2025, the highest prices for renting one-room apartments are recorded in Kyiv and Uzhhorod – up to 19 thousand UAH per month. These cities lead the ranking of the most expensive housing in Ukraine.
Features of rental prices
High prices are also observed in other western regions and Odesa, where rental costs significantly exceed those of neighboring areas. The lowest rental prices remain in cities close to the front line:
- Kharkiv – 4000 UAH/month for a one-room apartment
- Zaporizhzhia – 5000 UAH/month
- Mykolaiv – 6000 UAH/month
Even close to the combat zone, cities like Kharkiv, Zaporizhzhia, and Mykolaiv continue to function, and the rental market successfully adapts to new conditions. The increase in rental costs in Odesa since March 2025 is particularly noticeable.
In the conditions of war, the Ukrainian rental housing market demonstrates activity and the ability to adapt to new realities. Prices are rising primarily in large cities, while in areas adjacent to the conflict zone, they remain stable.
