Spring 2026 Analysis of Long-Term House Rental Market in Ukraine

According to Главком: An analysis of the long-term private house rental market in Ukraine during spring 2026 reveals rising prices across most cities, with a record-breaking increase in Zaporizhzhia. The primary driver behind this trend is heightened demand for energy-independent housing. However, some cities, particularly those near the front lines, are experiencing declining rental costs.

Zaporizhzhia is setting records, as the median rental price there jumped 87% year-over-year, climbing from 8,000 UAH in March 2025 to 15,000 UAH in March 2026. In Cherkasy, Lutsk, and Mykolaiv, prices rose 50%, from 10,000 to 15,000 UAH. Ternopil saw a 48% increase, from 17,857 to 26,498 UAH. Vinnytsia and Uzhhorod recorded 45% growth, reaching 16,000 UAH and 54,428 UAH, respectively. In Ivano-Frankivsk, prices went up 34% to 27,822 UAH, while Kyiv and Lviv saw 22% increases, hitting 111,965 UAH and roughly 43,000 UAH, respectively. Odesa experienced a 6% rise to 51,418 UAH, and Poltava saw a 5% uptick to 10,000 UAH.

Price Declines in Select Cities

At the same time, some cities are witnessing price drops. In Rivne, the median rental cost fell 34%, from 25,000 to 16,500 UAH. Kherson saw a 25% decline, from 6,000 to 4,500 UAH, and Sumy experienced a 22% drop, from 9,000 to 7,000 UAH. Kharkiv recorded a 7% decrease, from 15,000 to 14,000 UAH, while Chernihiv saw a 4% reduction, from 6,000 to 5,750 UAH.

Stable prices were noted in Dnipro (16,000 UAH), Khmelnytskyi (10,000 UAH), and Chernivtsi (approximately 33,000 UAH). As of March 2026, the median rental cost for a house in Kyiv stands at nearly 112,000 UAH per month.

“The rise in prices is directly linked to demand, which has recently shifted toward private houses. The main reason is the need for autonomy,” stated representatives from OLX Real Estate.

The surge in private house rental prices across Ukraine, especially in Zaporizhzhia, reflects changing residential preferences as people seek greater self-sufficiency. This trend may signal a shift in housing culture, where energy efficiency and independence become top priorities. At the same time, price declines in certain cities highlight the market's uneven nature, likely tied to varying economic and social conditions in those regions.
