The rental market for housing in western Ukraine is entering the cold season with high demand and rising prices. Families with children and pet owners are finding it increasingly difficult to find apartments: landlords are imposing more requirements, and the number of available listings is decreasing. Previously, rentals in the west had already increased.

According to the LUN portal, over the past year, the rental prices for one-bedroom apartments have risen:

  • in Ivano-Frankivsk – by 43%;

  • in Uzhhorod – by 41%;

  • in Lviv – by 33%.

The publication reports on the situation in the market, citing 'Politeka'.

Apartment rentals in western Ukraine: demand and prices in autumn 2026

The number of views on listings for one-bedroom apartments on OLX Real Estate has increased by 143%, and for three-bedroom apartments – by 173%. At the same time, the supply of one-bedroom housing has decreased by 58%. As a result, owners have more candidates to choose from and can impose additional conditions.

In Uzhhorod, apartments in newly built buildings are often rented for 50–60 thousand hryvnias per month. According to Otodim, over 60% of listings start from 1000 dollars, and the rental of certain premium-class properties reaches 3500 dollars. Previously, rental prices in Uzhhorod significantly varied depending on the type and condition of the apartment.

Owners are often looking for long-term tenants – from a year. Therefore, those needing an apartment for only a month or two or for the cold season may find it more challenging to select a residence. Additional restrictions often concern living with pets.

Housing rental for families: what costs and conditions to consider

In addition to monthly payments, additional funds should be budgeted for accompanying expenses upon moving in:

  • the realtor's commission – 50% or 100% of the monthly rent;

  • a security deposit to the owner;

  • adjusting utilities after moving in;

  • utilities and heating.

For families with children, it is also important to check if there is a school or kindergarten nearby. According to the material, in Uzhhorod, no new school has opened in the last ten years, and the first new municipal kindergarten is planned to be completed in 2027. In winter, issues regarding heating and stable electricity supply are also added.

As long as demand in the western regions remains high and the number of available apartments decreases, there are few signs of rental price reductions. To evaluate the difference between regions, one can also review rental prices for apartments in Ukraine.
