According to ХВИЛЯ: In 2025, the median cost of renting one-bedroom apartments in Ukraine increased, with price hikes recorded in most regional centers. The highest price increases were observed in Odesa and Kharkiv, where rental prices rose by 25%. This indicates a growing demand for housing and changing market trends.

In addition to Odesa and Kharkiv, other cities also show rising prices. For example:

  • Uzhhorod - rental prices increased by 12%
  • Lviv - the average price is 17,807 hryvnias, which is 5% higher than before
  • Kyiv - the average cost of a one-bedroom apartment reached 16,000 hryvnias, with an increase of 7%

However, not all regions are demonstrating positive dynamics: in Lutsk, prices decreased by 4%, while in Sumy, Poltava, Rivne, and Kyiv, the reductions were 14%, 7%, 4%, and 3% respectively.

General Trends in the Real Estate Market

Also, in 2025, the median price of apartments for sale increased by 19%, and the prices for private houses rose by 27%. This data reflects the overall trends in the real estate market in Ukraine, where demand continues to impact the prices of both rentals and sales of housing.

The increase in the median rental and sales prices of real estate in Ukraine indicates a market activation, which may be driven by both economic changes and rising living standards of the population.
