What part of the average salary goes to the rent of a one-room apartment in the regions of Ukraine

Renting a one-room apartment in Uzhhorod costs so much that it takes almost the entire average salary – 83%. These data are provided by the LUN platform, comparing its current listings with the statistics of the State Statistics Service. 

Where in Ukraine the rent "devours" almost the entire salary

In the last six months, the rental affordability index in Kyiv has deteriorated by 7% – now renting a one-room apartment in the capital "devours" 67% of the average salary. The ranking of cities with the highest burden on the budget looks like this:

  • Uzhhorod – 83%

  • Lutsk – 73%

  • Ivano-Frankivsk – 72%

  • Lviv – 70%

  • Kyiv – 67%

Meanwhile, in the east and south of the country, the situation is much better:

  • Kharkiv – 18% of the average salary goes to rent;

  • Zaporizhzhia – 27%;

  • Mykolaiv – 31%.

How much rental prices have risen in the regions

The pace of rent increase is impressive: in Odesa +16%, in Ternopil +14% over six months.

However, the State Statistics Service has much more modest figures – overall in Ukraine, about 30% of the salary is spent on rent; in Kyiv – only 24.1%.

The reasons for such differences, according to LUN's brand and business director Denys Sudilkovskyi: 

  • firstly, LUN takes into account new listings, that is, how much renters really want now; 

  • secondly, the State Statistics Service works with old contracts, legal agreements, and also operates with statistics by region, not just by city.

Official statistics reflect only legal and recorded cases of rental, which can serve only a partial picture. Data from platforms like LUN allow seeing the real state of affairs "from the inside" of the market – how much is currently asked and paid. This affects not only landlords and tenants but also local politicians: issues of price control, social housing, subsidies, and regulations are becoming increasingly relevant.
