Real estate market dynamics in Ukraine


The Ukrainian real estate market has recently shown contradictory trends: prices for apartments for sale are rising, while rental costs are falling faster. The research confirmed this fact, showing that new buildings are becoming more expensive, while older buildings are becoming cheaper.



Primary market: new buildings are increasing in price


In most regions of Ukraine, there is an increase in prices for new buildings. Kyiv remains the most expensive city for purchasing square meters. Prices in frontline areas like Zaporizhzhia and Sumy are the lowest. The demand for new buildings varies, with some regions experiencing a decline in buyer interest, while others, such as Chernihiv and Kirovohrad regions, are observing an increase in demand.



Secondary market: prices are rising in the West


In most western regions, the cost of secondary housing continues to rise. Meanwhile, in frontline areas, prices remain stable or even decrease. In Kyiv, prices for one-bedroom apartments remain high, with the Pechersk district at the top. There is a difference in price dynamics in the region.



Rental market: increasing supply and decreasing prices

September brought an increase in rental offers in almost all regions of Ukraine. Additionally, the highest rental prices appeared in the Transcarpathian region. The number of rental listings in Kyiv increased by 21%, but in other regions, this process occurred at different rates.



Trends: prices are dropping after the summer peak


According to experts' analysis, the rental housing market in Ukraine is currently experiencing a decrease in popularity after the summer peak. Prices are decreasing almost throughout the country, while in some regions there is an increase in demand. The biggest decline in interest was recorded in Odesa, Volyn, and Chernivtsi regions.



After the summer peak, prices in the Ukrainian real estate market began to decline, especially in the rental market. At the same time, prices for new buildings continue to rise, particularly in the western part of the country. The real estate market in Ukraine remains quite active, although price dynamics can vary depending on the region.
