Sky Towers Business Center Sold at Auction
The unfinished Sky Towers business center in Kyiv was sold at an OpenMarket auction on April 8, 2026, for 560.47 million hryvnias. Located in the Shevchenkivskyi district, the construction project is only 51% complete. Originally launched in 2007 by KDD Group, work on the site stalled in 2015. This sale represents a significant transaction in Ukraine's commercial real estate market, which continues to operate despite broader economic challenges.
The buyer of the property was the limited liability company 'Tech Invest Postach Plus'. The auction, held in February 2026, started with a price of 662.33 million hryvnias but concluded with a reduction of 101.8 million. The full payment for the sale is due by April 18, 2026. The plot of land for the development covers 0.74 hectares at the intersection of Sholudenka Street, Beresteiskyi Avenue, and Borshchahivska Street.
Complex Specifications
The Sky Towers complex was designed to include two high-rise towers—one 47 stories and the other 34 stories—along with a shared stylobate and a separate two-story building. The total planned construction area is 219,000 square meters. The 47-story tower was projected to reach a height of approximately 214 meters, and the underground parking facility was designed with 8 levels to accommodate around 900 vehicles.
This auction succeeded on the sixth attempt, as five previous scheduled sales, including one set for February 27, 2026, failed to occur. The property's sale history is tied to financial disputes; in 2021, Ukreximbank won a court case to recover credit debt linked to the asset. The formal borrower of the loan from Ukreximbank was the 'Agency of Office Construction,' with a credit line equivalent to roughly 3 billion hryvnias.
The starting price for the auction lot has undergone substantial reductions over several years:
- In October 2021, the opening price was set at 7.1 billion hryvnias.
- By May 2023, it had dropped to nearly 5.6 billion hryvnias.
- In September 2024, it was reduced to 1.1 billion hryvnias.
- By October 2024, the lot price stood at 937.3 million hryvnias.
The owners of 'Universal Company,' which later changed its name to 'Skyfall Finance,' are sisters Anna and Karina Zlochevskyi, daughters of former Minister of Ecology and Natural Resources Mykola Zlochevskyi. Since 2011, the shareholder structure of the development company has changed several times.
The sale of Sky Towers may signal a shift in Ukraine's investment climate, particularly for stalled construction projects. The significant drop from the initial auction price highlights the difficulties investors face but also points to potential opportunities for new buyers to complete major infrastructure.
