From 2023 to 2026, the average cost of renting one-room apartments has noticeably increased in several districts of Kyiv. The most significant rise has been in Vynohradar, Nyvky, and Teremky. At the same time, average rates have not increased for every apartment: new residential complexes have also had an impact on the figures. Other rental prices for apartments in Kyiv.

Renting apartments in Vynohradar, Nyvky, and Teremky has increased from 2023 to 2026
According to LUN, the average monthly payment for a one-room apartment has changed as follows:

Vynohradar — from 10 to 24 thousand hryvnias, or by 140%.

Nyvky — from 10 to 23.8 thousand hryvnias, or by 138%.

Teremky — from 14 to 31 thousand hryvnias, or by 121%.
The average prices were affected by the appearance of apartments in large residential complexes, which are rented out at higher prices. In particular, renting in the residential complex “Faina Town” accounted for more than half of the growth in Nyvky. In Vynohradar, approximately one-third of the increase is associated with the “Warsaw” residential complex, and in Teremky, nearly a quarter is linked to the Respublika residential complex.
This does not mean that every apartment in these districts has become more expensive by the indicated percentage: the average rate has also been raised due to the emergence of more expensive offers. We previously reported on renting housing in the capital and price changes in other regions.
Renting one-room housing in Kyiv: prices in districts in 2026
The most expensive district to rent a one-room apartment is Chorna Hora — on average, 38 thousand hryvnias per month. In Teremky, the average price is 31 thousand hryvnias, in Holosiiv — 27 thousand, in Pechersk — 26 thousand. 25 thousand is asked for in Solomianskyi and Shuliavka.
In other districts, the average rates are as follows:

The cheapest option for renting a one-room apartment is in Troieshchyna and Lisovyi — on average, 10 thousand hryvnias. In September 2026, the average rental price for a one-room apartment in all of Kyiv decreased by 3% in a month, to 18 thousand hryvnias. Rental payments in the capital take a significant share of the income of young renters.
