Ukraine’s Private Housing Demand Hits a Two-Year High: Where Prices Are Steepest

By late March 2026, demand for private homes in Ukraine surged to near-record levels over a two-year period, even as prices continued to climb. This insight comes from LUN’s quarterly real estate report for the first quarter of 2026. As of early April 2026, the average price of a house in Ukraine’s regional centers ranged from $28,000 in Chernihiv to $230,000 in Kyiv.

The sharpest annual price increases for urban private homes were recorded in:

  • Lutsk and Sumy – up 30%
  • Ivano-Frankivsk – up 18%
  • Kyiv and Zhytomyr – up 15%
  • Lviv – up 14%
  • Cherkasy – up 12%

Price per square meter within city limits varies from $417 in Zaporizhzhia to $1,360 in Lviv. The biggest rises in per-square-meter costs within cities were seen in:

  • Lutsk – up 21%
  • Cherkasy – up 16%
  • Ivano-Frankivsk – up 15%

Notably, in Lviv, a private house within the city is 66% more expensive than a three-room apartment, with the average house size reaching 170 square meters. In Dnipro, however, a typical three-room apartment ($61,800) costs more than a city-limit private house ($55,000), where the average house size is 90 square meters.

Still, some markets have seen price drops. The largest declines for urban houses occurred in:

  • Mykolaiv – down 11%
  • Dnipro – down 8%
  • Poltava – down 7%
  • Zaporizhzhia – down 5%
  • Kropyvnytskyi – down 2%

As of early April 2026, the average cost of a suburban house ranged from $9,000 in Chernihiv Oblast to $115,000 in Kyiv Oblast. Per-square-meter prices for suburban homes span from $148 (Chernihiv region) to $924 (Kyiv region).

Suburban Home Price Growth

The steepest annual price jumps for suburban houses were seen in:

  • Odesa Oblast – up 58%
  • Vinnytsia Oblast – up 50%
  • Rivne Oblast – up 33%
  • Volyn Oblast – up 29%
  • Chernivtsi and Ivano-Frankivsk Oblasts – up 26%

Per-square-meter prices for suburban homes rose most sharply in:

  • Rivne Oblast – up 37%
  • Vinnytsia Oblast – up 36%
  • Volyn Oblast – up 32%

On the other hand, Mykolaiv Oblast saw a 6% drop in per-square-meter suburban home prices, while Poltava Oblast’s suburban home prices remained unchanged.

Spring 2026 also brought a sharp increase in private home rentals across Ukraine: in Zaporizhzhia, the median rental cost surged 87% year-over-year. Despite price fluctuations, the private housing market remains active, signaling sustained buyer interest in this property segment.

Overall, Ukraine’s real estate market—especially for private homes—continues to show dynamism. Rising demand amid higher prices suggests that buyers are still willing to invest in housing despite economic challenges. The rental sector’s strong growth may also reflect shifting preferences toward private living arrangements in today’s environment.
