The cost of renting a one-room apartment in Kyiv is not the cheapest among the capitals of Eastern Europe

Renting a one-room apartment in Kyiv costs an average of €615, placing the capital of Ukraine in the middle of the price rankings among Eastern European cities. Compared to other European capitals, the Kyiv market remains relatively affordable despite the challenges of war. This was reported by Ukraine Open for Business.

Where the most expensive apartment rentals in Europe are

Research conducted based on data from European real estate portals shows that the most expensive places to rent housing are in the following capitals: 

  1. Monaco (€6500);
  2. London (€2797);
  3. Zurich (€2570);
  4. Reykjavik (€2160);
  5. Dublin (€1997). 

These cities are unaffordable for most renters due to high prices that often exceed monthly income. In contrast, the most budget-friendly options are offered by Skopje (€250) and Sarajevo (€271), where the rental market depends on local salaries and remains less speculative.

Kyiv's position in the ranking of one-room apartment rentals in Eastern Europe

In Eastern Europe, Kyiv with a rental cost of €615 has overtaken Sofia (€550), Zagreb (€570), and Tallinn (€600), but lags behind Belgrade (€750), Warsaw (€880), and Prague (€922). Experts explain that the demand for rentals in Ukraine is suppressed by war and migration, preventing sharp price increases. The ranking took median prices for one-room apartments in the center and outskirts of cities into account. The data is updated every six months and serves as an important tool for investors and analysts.

Among the factors affecting the market are economic instability and population outflow. However, Kyiv remains attractive for those seeking a balance between price and quality of life. The main characteristics of the rental market in the capital are:

  • Price stability due to low demand.
  • Tenant preference for apartments in new buildings with modern renovations.
  • Activity in the outskirts of the city, where prices are lower than in the center.
