Many properties offered on the market as 'investment cottages' suffer from low construction quality, putting buyers' interests at risk. Architects note that the main part of the offer consists of identical frame houses built with cheap materials that do not meet necessary technical standards.

An important aspect is that these houses are constructed in violation of fire safety, sanitation, and engineering standards. The absence of, or merely formal, infrastructure around such properties also raises concerns. According to expert Oleksandr Zhidkov:

Typical problems faced by residents include:

  • lack of centralized sewage;
  • interruptions in electricity supply;
  • issues with water, internet, and mobile communication.

It is difficult to sell such properties on the secondary market, as there is no real growth in value recorded, and demand remains limited. The declared profitability of such projects is 10% per annum in foreign currency; however, according to Oleksandr Zhidkov, this resembles more of an illusion than reality. The expert notes that in fact, many of these houses resemble 'market kiosks made of cotton and profiled sheeting' that do not meet modern housing requirements.

Risks for Investors

An additional complication is that in the Carpathian region, there are restrictions on planned logging, which may affect the development of infrastructure and the overall appearance of the territory. All of this together creates risks for buyers aiming to invest in real estate in this picturesque region but may face problems that are not always apparent at first glance.

The situation in the real estate market in the Carpathians underscores the importance of detailed analysis before making investments. Buyers must be cautious and carefully assess the quality of offers, as low construction quality and lack of proper infrastructure may lead to significant financial losses. Experts advise paying attention to the reputation of developers and conducting due diligence on properties before purchase.
