What price per square meter to expect when buying an apartment in a new building at the beginning of 2026

At the beginning of 2026, apartment buyers in new buildings should prepare for further, but moderate price increases. According to the results of 2025, the primary housing market in Kyiv showed careful recovery without sharp jumps, and the average price per square meter increased in dollar equivalent. This is reported by Interfax-Ukraine.

According to City One Development, the average price in the primary market at the end of 2025 was $2011 per sq. m, or 84.6 thousand UAH, which is 3.3% more than the previous year. Analysts note that the year consisted of two phases: at the beginning, demand was restrained and prices were even corrected downwards, but in the second half of the year, the number of transactions increased, and housing prices went up again.

Price per square meter in new buildings and the real state of the market

According to City One Development analyst Olena Shyryna, the official average statistics are partially distorted due to the presence of projects that have been on sale for years but are actually not being built. If such objects are excluded, the real average price of active new buildings in Kyiv is about $2140 per sq. m, which is 6-7% higher than the declared figure.

The structure of the offering has also changed. Only 3% of the market is accounted for by the economy class, about half is occupied by the comfort class, another 35% is business class, and premium holds 8-10% despite a reduction in the number of projects.

Price per square meter in new buildings and expectations for 2026

In 2025, the prices of more affordable segments increased the most:

  • economy class - up to $1103 per sq. m (+5%);
  • comfort class - up to $1365 per sq. m (+4%);
  • business class - up to $2450 per sq. m (+2%);
  • premium - up to $4596 per sq. m (+4%).

In a year, 10 new residential complexes entered the Kyiv market. In the first half of the year, these were mainly large-scale comfort class projects with a starting price of $1428 per sq. m, and in the second half - more expensive business and premium complexes with an average price of $2727 per sq. m.

According to analysts' estimates, the number of residential complexes has decreased by about 25% over the years of war, creating a shortage of quality offers. If the current macroeconomic and security factors remain, 2026 may start with further moderate price increases, where key factors for selection will be developer reliability and the long-term value of the project.
