Depending on the area of the building, there are two different approaches to obtaining a permit. For buildings up to 500 square meters, a simplified procedure is provided: a topographic survey, an intention sketch, a construction passport, and registration of a notification about the start of work. For structures over 500 square meters, the requirements are more complex: urban planning conditions, project documentation, contracts for supervision, and notification to DIAM.

Before starting construction, the owner must have formalized property rights to the land, an assigned cadastral number, and registered data in the State Register of Real Rights.

Regulation of the construction sector is increasing, and unauthorized construction can lead to fines, operation issues, and the inability to connect utilities. In case of illegal construction, forced demolition of the building is possible, complicating further transactions with real estate.

Mandatory documents for obtaining a permit include the passports and tax identification numbers of the owners, an extract from the rights register, a topographic survey, a construction passport, or urban planning conditions. Experts advise not to postpone obtaining permits, as it may cost more subsequently.
