The price of Ukrainian land has skyrocketed to a record: where is it the most expensive
In August 2025, the cost of agricultural land in Ukraine significantly rose. The average price per hectare reached 69,628 hryvnias, which is 9,000 hryvnias more than the previous month. This is the second highest indicator this year. According to Opendatabot, the highest prices were recorded in April, when the hectare cost averaged 71,875 hryvnias, and the lowest in March (54,607 hryvnias per hectare).
There is also an observed increase in sales volumes. In July, 21,611 hectares were sold, which is 759 hectares more than in June. The highest sales volume was in February – 27,572 hectares, while the lowest was in January (10,346 hectares).
The price gap between different regions is striking. For example, in Ivano-Frankivsk region, a hectare of land costs an average of 180,137 hryvnias, while in Donetsk, it is only 30,665 hryvnias. Other regions with low land prices include Kyiv (110,459 UAH), Sumy (103,502 UAH), Ternopil (99,476 UAH), as well as Zaporizhia (35,246 UAH), Kherson (35,761 UAH), and Mykolaiv (35,912 UAH).
Forecasts and Analysis
Experts predict further price increases for land. They expect an additional 15-20% increase over the next few years. Igor Lysytskyi, coordinator of the land committee of the Ukrainian Agrarian Business Club, emphasizes that many factors, including the war, influence land prices, affecting both demand and supply.
According to Lysytskyi, agricultural land management remains most active in the central regions, where there are large areas of agricultural production, fertile soils, and high agricultural productivity indicators. They are also keeping in mind those who may lose the opportunity to buy land in Ukraine.
