Modernizing a Kyiv Apartment Building

According to Главком: In an old multi-story building in central Kyiv, constructed in the 1970s from silicate brick, the homeowners' association (HOA) has successfully carried out a major modernization. This effort ensures that during blackouts, residents maintain access to lighting, a functioning gate, an intercom, and heating. The building's heating system automatically adjusts the temperature based on the weather, providing comfortable living conditions. This proactive approach is a direct response to the severe strain on Ukraine's national power grid.

The HOA invested in insulating the building and upgrading its heating unit. To improve energy independence, the community purchased generators, inverters, and batteries, which keep essential systems running during power cuts. A shelter was also set up in the building's basement, where the floor was leveled, cemented, covered with linoleum, the walls were painted, and lighting was installed.

Future Plans and Ongoing Challenges

Further improvements to the energy situation are planned, including the installation of solar panels to power the elevators during outages. The goal of these initiatives is to create a nearly energy-independent station. The modernization was financed through a five-year loan of 15 million hryvnias, participation in the city's '70/30' co-financing program, and additional monthly income of about 13,000 hryvnias from advertising.

On the night of January 29, Kyiv implemented temporary power outage schedules, a consequence of severe damage to the country's energy infrastructure. According to former Fuel and Energy Minister Ivan Plachkov, at least 80% of Ukraine's energy infrastructure has been damaged.

'There is no city power in the building right now, but thanks to the batteries and inverter we have lighting, the gate works, the intercom works, and the heating system works. The apartments are warm,' noted Igor Lykhovodov, one of the building's residents.

Thus, the HOA demonstrates an active approach to solving problems related to energy challenges, creating comfortable conditions for its residents.

This case of modernization by a Kyiv HOA illustrates how communities can adapt to contemporary challenges, particularly during an energy crisis. Given the extensive damage to power grids caused by the war, initiatives aimed at increasing energy independence have become critically important for ensuring stability for residents. The modernization of older buildings can serve as an example for other HOAs in Ukraine facing similar challenges.
