The Zemliak.com portal has information that Ukrainians can expect changes in prices for renting agricultural land by 2026.
In November 2025, the prices for renting a hectare of land in Ukraine ranged from 1000 to 13000 hryvnias. The highest prices were recorded in Kyiv region, where a hectare cost up to 13000 hryvnias, while in Rivne region the rental price could be as low as 1000 hryvnias.
Where is the Most Expensive and Cheapest Rental
As of mid-2025, the prices for land rental in the regions are distributed as follows:
- The Kyiv region leads with a price of 13000 hryvnias due to a high normative monetary assessment and proximity to the capital. Ternopil and Vinnytsia have prices of 11000 hryvnias per hectare due to high soil fertility and active agribusiness.
- The Cherkasy region offers rental for 9400 hryvnias thanks to its chernozem. Khmelnytskyi has a price of 7200 hryvnias due to a competitive market, while Poltava - 6200 hryvnias due to intensive agriculture.
- Dnipro region prices a hectare at 6000 hryvnias, despite the front-line position of the region. Sumy and Mykolaiv are asking for 5000 hryvnias each - the military situation affects here.
- Odesa set a price of 3500 hryvnias, considering marine logistics and proximity to the front. Zhytomyr prices land at 3700 hryvnias due to average fertility.
- The lowest rental prices are observed in Zaporizhzhia region (2000 hryvnias due to occupation) and in Rivne (1000 hryvnias due to less fertile soils).
The biggest factor influencing rental prices is the normative monetary assessment of land plots. This indicator depends on soil quality, logistics, and safety in the region, affecting taxes and rental costs.
Forecasts for 2026
Experts predict a 10% increase in rental prices in the next year. The final amount will depend on the economic stability and security in the country.
Also, at state auctions Prozorro.Sales, prices for subleasing state lands have already exceeded 20000 hryvnias per hectare, which significantly surpasses the average fee for renting private plots.
Can Veterans of Combat Actions Get Land
Combat participants have the right to obtain land plots for gardening, farming, housing construction, and summer cottages depending on their areas.
