The rental market in Ukraine at the beginning of 2026 remains uneven and heavily dependent on the region. Prices are influenced by internal migration, security situations, and demand in more stable regions. The difference between the most expensive and the cheapest regions reaches several times. Renting a one-room apartment in Ukraine: where it is most expensive
The highest prices are traditionally recorded in the western regions and the capital. The leader in rental costs remains the Transcarpathian region, where the average price for a one-room apartment is 18,450 UAH per month.
The regions with the highest prices also include:

Lviv region — 14,350 UAH, which is 2% more than a year ago

Kyiv — 14,000 UAH, the price remains stable

Volyn region — 14,000 UAH, unchanged
Experts associate this with stable demand, relative safety, and the relocation of people and businesses to these regions.
Where it is cheapest and where prices have risen
The largest increase in rental costs in 2025 was recorded in the central regions. Prices grew fastest in the following regions:

Cherkasy region — plus 56%, average price 13,250 UAH

Kirovohrad region — plus 45%, 8,000 UAH

Poltava region — plus 29%, 11,000 UAH
At the same time, the lowest prices are found in the frontline and southern regions. The most affordable rents for one-room apartments are:

Kherson region — 3,000 UAH, a drop of 25%

Kharkiv region — 5,000 UAH, an increase of 25%

Mykolayiv region — 5,500 UAH, plus 10%

Zaporizhzhia region — 6,000 UAH, plus 20%
Analysts note that low prices here are directly related to security risks and limited demand. Overall, the rental market at the beginning of 2026 demonstrates a clear regional polarization — an expensive west, rapid growth in the center, and minimal rates in the frontline areas.
