Housing in Zhytomyr is getting more expensive on both the primary and secondary markets. In August 2026, the starting cost per square meter in new buildings reached 39–42 thousand UAH, and one-bedroom apartments on the secondary market have increased by about 15% in the last period. This is reported by RBC-Ukraine with reference to LUN data.

How much do apartments cost in Zhytomyr in August 2026

In the secondary market, one-bedroom apartments remain the most affordable. Their median price is $55 thousand. Two-bedroom housing sells for an average of $67 thousand, three-bedroom for $74.9 thousand.

Median prices for apartments:

  • one-bedroom: $55 thousand;

  • two-bedroom: $67 thousand;

  • three-bedroom: $74.9 thousand.

To purchase a one-bedroom apartment, a city resident needs to save their entire salary for 7.8 years. For a two-bedroom, 9.5 years are required, for a three-bedroom 11.2 years.

In new buildings, the average price per square meter is about $910. In the comfort class, the starting price reaches almost 39 thousand UAH per square meter, in the business class 42 thousand UAH. Over the year, prices have increased by 17% and 18% respectively.

Apartments are available for sale in 69 sections of residential complexes. Six developers offer installment payments, three work with the «eOselya» program, and one provides an opportunity to purchase housing on credit.

How the rental market for apartments in Zhytomyr changed in August 2026

The median rental cost for a one-bedroom and two-bedroom apartment is 12 thousand UAH per month. For three-bedroom housing, an average of 14 thousand UAH is requested.

Over the year, the rental price for one-bedroom apartments has increased the most, by about 1 thousand UAH. The cost of other types of housing has not changed significantly.

Renting a one-bedroom apartment takes about 48% of the salary of a Zhytomyr resident on average. For a two-bedroom, this figure is 52%, for a three-bedroom 56%.
