In Warsaw, rent already accounts for 44% of the average salary of residents, making the Polish capital one of the most expensive in the European Union. This is evidenced by data from the services Rankomat.pl and Rentier.io, reports the publication In Poland.

Poland in rental cost ranking

According to analysts, the average rent for a 50 square meter apartment in Warsaw is about 3750 zlotys per month. By comparison, in Czestochowa, similar housing costs 1806 zlotys, more than twice as cheap.

The biggest price increase has been seen in small apartments — up to 35 sq. m, while prices for medium-sized housing (35–60 sq. m) increased slightly less. Conversely, large apartments over 60 sq. m even became slightly cheaper.

Where rent is more expensive than in Warsaw

Warsaw is among the group of European capitals with the highest rent-to-income ratio. On average, residents spend 44% of their salary on housing. Only a few cities are more expensive:

  • Athens — 50% of the average income;

  • Dublin — 48%;

  • Ljubljana — 46%.

The situation is slightly better in Prague (41%), Vilnius (35%) and Berlin (30%). And Vienna is considered the most balanced — with an average rent of over 3000 zlotys, residents spend only 25% of their earnings, as the average salary in the city reaches about 13 thousand zlotys.

The most expensive capital in Europe

The absolute leader of the ranking is Lisbon, where the rent for a one-bedroom apartment outside the center costs the equivalent of 4423 zlotys, which is 82% of the average salary (5370 zlotys). Thus, even despite the lower price in monetary terms, Warsaw is among the top ten cities where rent hits residents' wallets the hardest.
