Over Half of Ukrainians Aim to Purchase Property by 2026, Survey Reveals

According to ХВИЛЯ: A new study by OLX analysts indicates that 54% of Ukrainians plan to resolve their housing situation by 2026. The majority of respondents are seeking homes for personal use, with 23% intending to make a purchase in the near term. Among those surveyed, 48% prefer the secondary market, while 18% are looking at newly constructed buildings.
Financing and Budget
Financing the purchase is another key consideration. The survey found that 32% are considering a mortgage, 31% plan to use the state-backed 'eOselia' program, and another 31% will rely on their personal savings.
Regarding budget, 42% of respondents plan to spend up to $30,000, while 39% are prepared to invest between $30,000 and $60,000.
The most popular regions for purchasing property are:
- Kyiv Oblast (35%)
- Lviv Oblast (14%)
- Odesa Oblast (10%)
Essential features for buyers now include the presence of:
- Independent heating systems (58%)
- A generator (36%)
- A shelter or bomb shelter (35%)
These factors highlight a growing demand among Ukrainians for housing that is both safe and comfortable given current challenges. This trend reflects a broader adaptation to new realities, where security and self-sufficiency have become primary concerns for many potential buyers. The ongoing war has fundamentally shifted priorities, making features like shelters and independent utilities critical for long-term planning and safety.
