Trends in Kyiv Apartment Rental Prices

According to Главком: The cost of renting an apartment in Kyiv continues to show significant movement. Over the past six months, prices have fallen, with the current average rent standing at approximately 22,945 UAH. This represents an 11% decrease compared to six months ago, when the average was nearly 26,000 UAH. However, when compared to last year, rental prices have actually increased by 10.5%. The most recent month alone saw a sharp price jump of 5.5%, equivalent to almost 1,200 UAH. This volatility reflects the complex pressures on Ukraine's capital city housing market.

Kyiv Districts Ranked by Apartment Rental Costs

The ranking of Kyiv districts by average apartment rental price is as follows:

  • Shevchenkivskyi District - 38,720 UAH
  • Dniprovskyi District - 32,000 UAH
  • Podil - 29,014 UAH
  • Pechersk - 27,149 UAH
  • Holosiivskyi District - 24,000 UAH
  • Svyatoshynskyi District - 17,500 UAH
  • Darnytskyi District - 14,750 UAH
  • Obolon - 17,000 UAH
  • Desnianskyi District - 18,000 UAH

Common asking prices for one-bedroom apartments are 10,000, 13,000, 25,000, and 35,000 UAH, which together account for 9.7% of all listings. For two-bedroom apartments, nearly 14% of landlords are willing to rent for 14,400 UAH. In the three-bedroom market, the most frequently listed prices are 14,400 UAH, 18,000 UAH, and 43,200 UAH, with each of these price points holding a 13.3% market share.

Regarding rental prices in Kyiv at the start of the year-they have generally remained stable compared to December. One-bedroom units are slightly cheaper, while 2-3 bedroom apartments are practically unchanged. However, it's important to remember that January is never the most active month for the market, so it's not wise to rely too heavily on data from this period.

New tenant demands highlight that having a gas stove, independent heating, or a generator is now considered a premium feature. 'Traditionally high demand persists for the Pechersk district. At the same time, the Left Bank, specifically Pozniaky and Osokorky, is also being rented very actively. But compared to last year, tenants today are increasingly focusing not so much on the district itself, but on the specific residential complex,' notes Iryna Sedliar.

Experts believe that after a period of seasonal stabilization, the market will traditionally become more active, but any price increases will be moderate. 'To avoid overpaying, it's better to look for an apartment not during the peak of seasonal demand, meaning at the beginning of spring or a little earlier,' the specialist adds. In the context of these market shifts, parliament is working on eliminating taxes for tenants and regulating the residential rental market, which could influence the overall situation in the future.

The decline in Kyiv apartment rental costs may indicate reduced demand or a shift in tenant preferences, who, according to expert commentary, are starting to pay more attention to specific residential complexes. It is also important to consider that legislative changes could significantly impact the market, as removing taxes for tenants might encourage more people to enter the rental market. This could lead to further price dynamics and changes in the structure of housing demand in the capital.
