Ranking of the Most Expensive Houses in Ukraine

Even during the war, the luxury real estate market in Ukraine remains active, with Kyiv region continuing to hold the status of the area with the highest prices for private houses. Analysis for October from 'OLX Real Estate' shows that the most expensive homes are mainly concentrated in the suburbs of the capital and in locations along the Dnipro. This is reported by 3m2.

Plyuty has become the absolute leader - here the median price of a private house reaches 47.5 million UAH. The top three also includes Kozyn with a figure of 39.6 million UAH and Lebedivka - 31.3 million UAH. Most of the top locations are located in the Kyiv region, where the demand for houses with large plots and access to water remains the highest.

Ranking of Locations: Where Are the Most Expensive Houses in Ukraine

The highest median prices for the purchase of a private house are recorded in the following settlements:

  • Plyuty - 47.5 million UAH

  • Kozyn - 39.6 million UAH

  • Lebedivka - 31.3 million UAH

  • Lisnyky - 25 million UAH

  • Kozyntsi - 20.5 million UAH

  • Romankiv - 17.6 million UAH

  • Khodosivka - 15.9 million UAH

  • Moschun - 15.7 million UAH

  • Kremenysche - 15.4 million UAH

  • Velyki Dmytrivychy - 14.5 million UAH.

Transcarpathia ranked second among the regions - here the median price of a house is 4.1 million UAH. Next are Lviv region (3.8 million UAH), Ivano-Frankivsk region (3.6 million UAH), Odesa region (3.3 million UAH), and Chernivtsi region (3.1 million UAH). The cheapest real estate is in Cherkasy, Mykolaiv, Sumy, Donetsk, and Chernihiv regions.

Luxury Real Estate Market: Which Cities Lead the Ranking

Among large cities, the leader is predictably Kyiv - the median price of a house here is 9.6 million UAH. Next are Lviv (7.5 million UAH), Uzhhorod (7.1 million UAH), Odesa (6.6 million UAH), Ivano-Frankivsk (5.4 million UAH), and Chernivtsi (5.2 million UAH). Significantly more affordable offers are available in Sumy and Dnipro (approximately 2 million UAH), Poltava (1.8 million UAH), and Zaporizhzhia (1.2 million UAH).

Despite the full-scale war, the demand for expensive houses remains. Experts explain this by the fact that some wealthy Ukrainians are looking for safer and more autonomous housing solutions, choosing houses in the suburbs instead of apartments in large cities.
