The Ukrainian agricultural land market continues to show rising prices, despite a decrease in sales volumes. After the start of the war, the market resumed its operation and is gradually stabilizing, however, the prices per hectare vary significantly across different regions.

In October 2025, the average price of agricultural land in Ukraine rose to 65,303 hryvnias per hectare, which is almost 6% more than in September. The most expensive plots remain in the central and western regions, where the soils are traditionally considered the most fertile.

In October, the leader in price was the Ivano-Frankivsk region, where one hectare costs an average of 388,651 hryvnias. The Kyiv region came in second with a figure of 159,174 hryvnias. In the southern and eastern regions, land is significantly cheaper: in the Zaporizhia region, one hectare costs about 30,252 hryvnias, in Dnipropetrovsk - 36,109 hryvnias, and in Kherson - 36,215 hryvnias.

Decrease in sales volumes

After 2022, the land market in Ukraine noticeably slowed down. If earlier around 10 thousand hectares were sold weekly, now this figure has only reached 2.5 thousand hectares. A total of 289 thousand hectares were sold by the end of October 2025, which constitutes less than 1% of the total area of agricultural land - 42.4 million hectares.

Since the start of the market, the average cost per hectare is about 37 thousand hryvnias, while after the recovery in May 2022, the price reached 43 thousand hryvnias.

In the agricultural land market in Ukraine in October 2025, there is a rise in prices, despite a decrease in sales volumes. Prices vary differently across different regions of the country, which is related to the fertility of the soils. It is also noted that there is a general slowdown of the land market compared to previous years.
