According to ХВИЛЯ: Blogger Andrii Kryndushkin has faced a backlash after selling a plot of land on Zanzibar to two of his female subscribers, unaware that the palm trees on the property were sold separately from the soil itself. The deal, which cost between $6,000 and $7,000, sparked a conflict when local residents demanded a significant payment for the trees growing on the land. Accused of fraud, Kryndushkin has since left Zanzibar and traveled to Zimbabwe. This incident highlights the complex local customs and property laws that foreign investors can encounter in East Africa.

Details of the Problematic Transaction

The event took place on Zanzibar, where Kryndushkin sold the land to two women: Olena from Greece and Olya from Germany. He stated the plot seemed attractive due to its low price, and he hoped to profit from the sale. However, it was revealed that under local law, trees on a plot do not belong to the landowner and must be purchased separately. After the deal, local elder Shikha alerted Kryndushkin to this crucial detail, questioning the transaction's legality.

Local residents began demanding substantial sums for the palms-approximately $3,000 for each tree-leading to disputes with the buyers. Olena, one of the subscribers, pointed out the issue they faced after purchasing the land:

“That's it, we arrived, bought the land, and now Andrii is demanding money from us for the palms.” - Olena

Attempting to explain the situation, Kryndushkin remarked, “So, it turns out I collected the money and then fled to Zimbabwe. That's how I became a fraudster.”
