The price of land in Ukraine has soared to 65 thousand per hectare: why has the market cooled down

In October 2025, the price of agricultural land in Ukraine increased to 65303 UAH per hectare, which is 3900 UAH higher than in September. Analysts note that the record price occurred in April, when a hectare cost on average 71816 UAH, while the lowest price was in March – 54599 UAH.
However, despite the rising prices, the number of purchase and sale transactions has significantly decreased. In October, only 3191 hectares of land were sold, which is nearly 21500 hectares less than in the previous month. This is the lowest figure in 2025, analysts emphasize. Buyer activity has significantly decreased, and this may be a sign of market cooling and participants' concerns about the economic situation.
According to regional distribution, the lowest prices are recorded in the southern and eastern regions:

The highest land prices are found in the western part of the country:

In fact, a hectare of land in the most expensive region costs as much as 13 hectares in the cheapest.
Changes in land payment for Ukrainians
From October 1, the rules for land payment for Ukrainians have officially changed, which may reflect on the real estate market situation in the future.
The rise in the price of agricultural land in Ukraine reached new record levels in October 2025. This led to a significant decline in the volume of purchase and sale transactions, which may indicate market cooling and instability in the country's economic situation. Regional price differences for land are also highlighted, demonstrating the unevenness of the market in different regions of Ukraine.
