Rental Property Fraud Alert

According to ХВИЛЯ: The Cyberpolice of Ukraine has issued a warning about a sharp increase in fraudulent real estate rental listings. Criminals are posting fake advertisements, often demanding advance payments or using a scheme involving the subletting of short-term rentals. This type of fraud is seasonal, with the number of fake offers spiking sharply ahead of holidays. Rental scams are a global problem, but vigilance is particularly crucial in high-demand markets.

According to the Cyberpolice Department of the National Police of Ukraine, a common scam involves fraudsters renting a property short-term, then posing as the owners to offer it to others on a long-term basis. After receiving payment, the criminals disappear, leaving victims without accommodation and out of pocket.

Guidelines to Avoid Fraud

To avoid becoming a victim, the Cyberpolice recommends adhering to several key rules:

  • Never send an advance payment.
  • For long-term rentals, insist on signing a formal contract.
  • Verify the price: if it seems too good to be true, it likely is.
  • Check listing photos using tools like Google Images and confirm the property's address.

Pay close attention to the landlord's account: examine the profile creation date, number of followers, and user comments. To verify the legitimacy of an offer, try booking the same property for the same dates using a different phone number. The Cyberpolice emphasizes that even receiving photos of a passport or property documents is not a guarantee of safety, as these can be forged. Such documents should be treated as just one element of your overall verification process.

Following these guidelines can significantly reduce the risk of falling into a scammer's trap.

This situation underscores the critical need for caution when searching for housing, especially during holiday periods when fraudsters are most active. Users must be aware of the risks and meticulously verify all information to avoid financial loss. To protect your interests, it is essential to heed the advice from cyberpolice and exercise due diligence when finalizing any rental agreement.
