Ukrainian demand for Spanish property remains strong in 2026

According to Radiotrek — Світ: Ukrainians have held onto their place among the most active foreign buyers of real estate in Spain throughout 2026. According to figures from Spain's College of Registrars, foreign nationals purchased 51,600 properties in the first six months of the year, accounting for almost 16% of all transactions nationally. Ukrainian citizens bought more than 1,500 units during the same period, even as the average price per square meter climbed to a record 2,487 euros.

Quarterly trends and the most sought-after areas

During the first quarter of 2026, Ukrainian buyers ranked among the top ten foreign purchaser groups, representing 3.08% of all deals made by international buyers - roughly 765 properties. That put Ukraine ahead of China, the United States, and Russia. In the second quarter, the Ukrainian share eased to 2.94%, but the overall total for the first half still exceeded 1,500 properties.

Beyond Ukraine, the most prominent foreign buyer groups in Spain were citizens of the United Kingdom, the Netherlands, Morocco, Germany, and Italy.

Foreign demand was heavily concentrated in specific coastal and island regions:

  • Alicante - 44.7% of all transactions
  • Malaga - nearly 33%
  • Balearic Islands - 32.27%
  • Canary Islands - 22.78%

In the second quarter of 2026, the average price of housing in Spain stood at 2,487 euros per square meter, up 9.2% year over year. In major cities, average prices were significantly higher:

  • San Sebastian - 6,420 euros per square meter
  • Madrid - 5,534 euros
  • Barcelona - 5,045 euros
  • Palma - 4,291 euros
  • Bilbao - 3,764 euros
The sustained appetite of Ukrainian buyers reflects both their financial capacity and a broader desire for new residence options or long-term investments in Spain.

Despite the steep price levels, demand for Spanish property remains robust, a sign that the market continues to attract consistent interest. These patterns could shape future pricing policies and investment strategies in Spain.
