In Poland, officials are checking who lives in rental housing
In large cities of Poland, residents are increasingly reporting visits from inspectors to rental apartments. People say that officials knock on doors and ask who actually lives in the premises. Such checks are planned and have been carried out for several years. This is reported by InPoland.
The checks are organized by property management companies ZGN as part of the Poznaj Swojego Najemcę program, which has long been in operation in Warsaw. The purpose of the control is to verify whether municipal housing is being used according to the terms of the contract and whether the tenant is violating established rules.
Checks of rental housing in Poland: what inspectors are clarifying
During visits, officials pay attention to several key points:
-
whether the individuals specified in the rental agreement reside in the apartment;
-
whether the housing or part of it is sublet without the city's permission;
-
whether there were unauthorized construction changes;
-
the technical condition of the apartment.
Failure to comply with the terms of the contract is considered a violation and can have legal consequences for the tenant.
Scale of inspections and upcoming changes
The scope of control is quite significant. In the capital district of Wola, where there are almost 14,000 units of municipal and social housing, about 3,700 apartments were checked in 2024, and another approximately 3,000 in 2025.
Currently, new nationwide rules are being prepared in Poland. After their adoption, inspections will need to occur at least once every five years and will also apply to contracts concluded before 2019. In addition, officials will be able to refuse housing subsidies if the actual number of residents in the apartment does not match the declared number.
It should be noted that Poland will significantly limit short-term apartment rentals.
