Safety and infrastructure: what Ukrainians pay attention to when buying housing in 2025
According to the results of the first half of 2025, the safety of the region and residential complex is the key factor influencing the decision of Ukrainians to purchase housing in new buildings, say Kovcheg Developer.
"People are primarily interested in the level of protection against missile strikes, the availability of bomb shelters or individual safety rooms in residential complexes," explains Viktor Kozachok, co-founder of the company.
The second most important factor is the pace of construction and its quality. Buyers pay attention to adherence to schedules, timely commissioning, and transparency at all stages of construction.
The third factor is the technical characteristics of the residential complex related to survival. Prices for comfort and business class properties at the construction stage range from $1200 to $2500 per square meter, due to rising prices for building materials and financial fluctuations.
The fifth factor is the investment potential, which is becoming increasingly relevant as primary housing is seen as a source of passive income. Buyers are interested in recreational infrastructure and services.
"It is important to have a desire to live in conditions of 'social comfort', where real estate becomes both a reserve airfield and a resort and a source of income at the same time," explains Kozachok.
Looking ahead to the coming years, experts expect an increase in the popularity of multifunctional residential complexes and the development of resort real estate. The demand for aparthotels and service-format properties is also growing, but classic apartment buildings remain relevant, especially in regional centers.
Ukrainian real estate buyers are increasingly paying attention not only to the quality of housing and its technical characteristics but also to its safety, construction pace, investment potential, and aesthetics. These factors are becoming decisive when choosing new residential properties, as confirmed by experts in the field of real estate.
