Housing prices in Kyiv continue to rise, and the secondary market is demonstrating particularly rapid dynamics even amidst war risks and economic instability. Over the year, the price per square meter has increased by almost a quarter in both hryvnias and US dollars, which directly affects the affordability of apartments for buyers. This is reported by Visit Ukraine citing statistics from M2bomber.

Market analytics indicate that the demand for ready housing in the capital is not only being maintained but is also strengthening. This is occurring despite blackouts and the security situation and is already noticeably reflected in rising prices, which are increasing even over short periods.

Apartment prices in Kyiv: how indicators changed over the year

According to M2bomber, the average price per square meter on the secondary market in Kyiv reached UAH 76,490 or about USD 1,774 at the beginning of February. Price increases have been recorded in both currencies.

Price changes over different periods:

  • over 12 months – an increase of approximately 25% in hryvnias and 20.9% in dollars;

  • over six months – about +21.9% in hryvnias and +17.9% in dollars;

  • over the last month – about +6.6% in hryvnias and over +5% in dollars.

This pace means that prices are rising faster than buyers can adapt their budgets.

The cost of apartments on the secondary market varies significantly depending on the district. The most expensive remains the city center, while prices in the outskirts are noticeably lower.

Average prices by districts in Kyiv:

  • Pechersk district – UAH 112,682/m²;

  • Podil district – UAH 99,299/m²;

  • Obolon district – UAH 90,288/m²;

  • Shevchenkivskyi district – UAH 82,723/m²;

  • Solomianskyi district – UAH 82,168/m²;

  • Holosiivskyi district – UAH 72,645/m²;

  • Dniprovskyi district – UAH 68,979/m²;

  • Darnytskyi district – UAH 63,973/m²;

  • Desnianskyi district – UAH 52,410/m²;

  • Sviatoshynskyi district – UAH 48,278/m².

The difference between the most expensive and the most affordable districts exceeds a twofold gap, creating different scenarios for buyers and sellers.

Compared to the primary market and rental prices, the secondary market already appears more expensive. The average price in new builds is about USD 1,349 per m², while renting a two-room apartment costs about UAH 24,000 per month. The ability to move in without delays and construction risks supports high demand for ready apartments.
