Ukraine has entered the top 10 buyers of real estate in Bulgaria: what drives investment
According to hvylya.net: According to the Bulgarian Real Estate Association, Ukrainians have been actively investing in housing in Bulgaria in recent years. Ukrainians are purchasing real estate in Black Sea resorts and mountainous areas of cities such as Varna, Burgas, Nessebar, Bansko, and Pamporovo, known for their winter recreation opportunities.
Among the countries leading in real estate purchases in Bulgaria are the United Kingdom and Germany. In addition to Ukraine, the top ten also includes Greece, Israel, Romania, Turkey, Italy, Russia, and Poland. Experts explain the interest of Ukrainians in housing in Bulgaria due to relocation because of military conflicts in Ukraine and the opportunity for investment through subsequent rental.
Experts predict further growth in demand from Ukrainians and other countries, which may lead to an increase in housing prices in Bulgaria. Prices per square meter in seaside resorts have increased on average by 8-10% over the past year, in Sofia - by 6-7%.
Housing prices in different cities
Data shows that the minimum price per square meter in new buildings in Sofia starts at 1400 euros, in Varna - from 1100 euros. In comparison, the median price per square meter of housing in Kyiv is 1120 euros in the primary market, where prices have also increased by almost 6% over the past year.
In Lviv, the cost of housing is slightly lower - 1090 euros per square meter, while in Odessa the price is 925 euros per square meter. However, in Odessa, prices have risen over the past year by 13.2%, which is the highest indicator among Ukrainian cities.
Ukrainians are becoming increasingly active in investing in real estate in Bulgaria, focusing on Black Sea resorts and mountainous areas. It is worth noting that this interest is driven not only by the opportunity for recreation but also by relocation and investment opportunities through rental. It is expected that demand from Ukrainians and other countries will continue to grow, which will be reflected in the increase in housing prices in Bulgaria.
